What SCRA Covers — and What It Does Not
SCRA lease termination covers qualifying residential leases. It is not a free pass to ghost a landlord, skip cleaning, or ignore utilities. It is also not the same thing as a state “military clause,” though many leases include both.

The Notice Package Landlords Actually Respect
- Dated letter that says you are terminating under SCRA because of military orders.
- Copy of the orders (redact SSN fragments if present).
- Requested termination timing and a forwarding address.
- Proof of delivery: certified mail receipt, read-receipt email, or signed hand delivery.
Send it the week orders hit — not the week the truck shows up. Early notice reduces deposit fights and “you still owe August” arguments.
Timeline Example
Rent is due on the 1st. You deliver notice on March 12 with orders. The next rent due date after notice is April 1. Termination often takes effect 30 days after that — about May 1. You generally owe through the effective date. Confirm the current statute text and keep your paper trail.
Deposits, Walkthroughs, and Pushback
- Photograph empty rooms, appliances, and meter readings.
- Ask for the move-out checklist in writing.
- Do not trade your SCRA rights for a verbal “we will just keep the deposit and call it even.”
