How USMM Private Matching Works

Families never enter a public lead board. USMM matches privately; ReferralMate only handles the agreement after acceptance.

USMM owns the relationship

Military families submit intake on USMilitaryMoves.com. An administrator reviews the brief, scores eligible agents, and offers the referral privately. The family experiences a U.S. Military Moves program from start to finish.

ReferralMate is infrastructure

Once a match is accepted, the referral agreement and fee tracking may be executed in ReferralMate. Do not send families into ReferralMate’s public marketplace. Keep consumer messaging on USMM branding.

Response standard

Respond to offered referrals within one business day. Non-response triggers reassignment so the family is never stuck waiting on a silent agent.

PCS Timelines and Report Dates

Orders drive the calendar

Ask for report date, leave dates, and HHG pack-out early. Build inspection, appraisal, and underwriting buffers backward from the hard date.

BAH and occupancy

Help families understand BAH vs. mortgage payment, TLE/TLA windows, and whether on-base housing waitlists change the off-base plan.

Seller PCS pressure

Military sellers often list under a countdown. Set expectations on pricing, repairs, and remote closings before the packers arrive.

VA Loans and Assumptions

Confirm EFMP enrollment, medical/educational needs, and non-negotiable housing features before touring. Never treat EFMP as an afterthought.

Installation reality

Proximity to specialty clinics, TRICARE networks, and EFMP offices can matter more than square footage. Use base guides and local resources.

Managing Homes Families Leave Behind

Military landlords are often thousands of miles away, on a report-date clock, with SCRA, BAH tenants, and insurance that has to stay current.

The losing-station job

USMM property-manager matches are for the house the family is leaving. Ask for report date, current occupancy, HOA rules, and whether they will keep, sell later, or house-hack. Do not treat a PCS rental like a civilian investor flip.

SCRA and military tenants

Know lease-break rights, 6% interest caps on pre-service debt, and how BAH tenants cycle every two to three years. Document who handles repairs when the owner is OCONUS.

Seat vs. vendor listing

A PM seat is exclusive at that installation and identity-verified. Do not send families to a generic advertising category. Keep consumer messaging on USMM branding.

Verification and Network Standards

What we verify

Active license, brokerage, military/veteran/spouse/MRP affiliation, market coverage, and membership payment before public listing or referral eligibility.

Performance records

Response time, acceptance rate, closed referrals, and military-client reviews feed the internal matching score. Persistent non-response removes eligibility.

Fair Housing and Military Clients

Military status vs. protected classes

Provide expert PCS and VA guidance while complying with federal, state, and local fair housing law. Do not refuse service or steer based on protected characteristics.

USMM vendor ads and agent profiles must remain factual. No exclusionary language. Follow brokerage policy on military marketing claims.
